Terms and Conditions

The following terms and conditions relate to the provision by PassPointSix Ltd of air tightness testing and draught diagnosis for new build and retrofit residential and small commercial buildings under 4,000m3, and associated test certification via the Elmhurst Airtightness Scheme.

As a client, when you accept a quotation and/or pay an invoice for air tightness testing from PassPointSix Ltd, you are acknowledging that you have read, understood and agree to be bound by these terms and conditions.

1) All invoices from PassPointSix Ltd for air tightness testing and draught diagnosis must be paid in full before a site visit takes place.

2) If a site visit is cancelled (and not rescheduled) after a quotation from PassPointSix Ltd has been accepted, but before the corresponding invoice has been paid, then PassPointSix Ltd will issue a credit note for the full invoice value.

3) When scheduling site visits for the purposes of final (certifiable) air tightness tests, PassPointSix Ltd will endeavour to account for forecast weather conditions at the site location (made publicly available online by the Met Office) in order to avoid wind speeds in excess of 20mph and/or other conditions that may negate test results. If the weather at the site location unexpectedly varies from that forecast and the air tightness test cannot be carried out to the required standard, then PassPointSix Ltd will reschedule the test visit at no extra cost to the client. However, if that situation occurs more than once, PassPointSix Ltd reserves the right to levy an additional fee equivalent to 50% of the original invoice value for the second and any subsequent site visits.

4) Before a final (certifiable) air tightness test can be conducted on a building, the building’s external envelope must be in a finished state with all seals in place. Specifically, it is the client’s responsibility to ensure that all the following are true before a site visit by PassPointSix Ltd takes place:

  • All plasterboard and skirtings fitted and sealed in place
  • All electrical switches and sockets in place and secured
  • All light fittings in place. If down-lighters are loose, they must be pushed into place and sealed
  • Incoming service penetrations complete and sealed
  • Where a boiler flue extract passes through an external wall, the flue has a collar sealed to the plasterboard
  • External doors and windows in place, fitted with draught strips, and able to close (missing glass and temporary panels are not permitted)
  • Sanitaryware fitted and sealed
  • Plasterboard and/or flooring penetrations for kitchen/bathroom supply, waste and/or heating pipes sealed
  • Boxed-in pipework sealed
  • Loft hatch fitted and snug, with the frame sealed to the ceiling plasterboard
  • All internal doors openable
  • Trickle vents in place and working
  • Central heating boilers and mechanical ventilation systems switched off (at time of test)
  • Access available to external ventilation grills
  • Chimneys have the capacity to be sealed
  • Log burners have a flue sealed to a chimney plate as per manufacturer’s installation requirements

5) It is also the client’s responsibility to ensure that all the following are true during a site visit by PassPointSix Ltd:

  • 240v electricity supply available within the building(s) being tested, along with a supply of water to fill waste traps
  • Parking available close to the building(s) being tested (parking fees and/or fines incurred by PassPointSix Ltd will be charged to the client)
  • Building clear of all trades and other site personnel for duration of the air tightness testing
  • Trades available to carry out any minor remedial work on the same day if required
  • In the case of semi-detached and terraced properties, access available to adjacent plots (as these will need to be naturally ventilated with windows in an open state)

6) Any variances to the points listed in sections (4) and (5) above must be discussed with PassPointSix Ltd prior to a scheduled site visit. If the client fails to disclose and/or remedy such variances in advance of, or in good time during, a site visit by PassPointSix Ltd, then PassPointSix Ltd reserves the right to terminate the site visit without completing the scheduled testing. In such circumstances, fees invoiced by PassPointSix Ltd will be non-refundable. Site visits re-scheduled due to lack of building readiness will be charged at the full rate.
